Homeownership development is a long-standing part of our work to support neighbors and our neighborhood. We provide a variety of homeownership and homeowner repair services for predominantly low-income (below 80% AMI) individuals and families.
Services and program activities include:
Homeownership Development
New construction or adaptive reuse of vacant properties for low-income and/or first-time home buyers. We are working in partnership with Kheprw to include some of these properties in the City-wide Community Land Trust for longer term affordability.
Owner Occupied Repair
Homeowner repair for low-income existing owners with deferred maintenance or in dangerous situations.
Homeownership Assistance/Referrals
Consulting and referrals through numerous other housing partners including Indianapolis Neighborhood Housing Partnership (INHP), Intend Indiana, and Habitat for Humanity.
Purchase a home on the Near Eastside
Englewood CDC focuses on the renovation and sales of historic homes within the Englewood neighborhood and the greater Near Eastside. Englewood CDC has developed or repaired close to 400 units across the Near Eastside.
Early in the organization’s history, Englewood CDC focused development on strategic blocks within the Englewood neighborhood; these vacant and abandoned homes have undergone full renovations and have been sold, encouraging new homeowners to locate and participate in the life of the neighborhood.

New Properties Available for Sale
Englewood CDC in partnership with the City of Indianapolis, the Federal Home Loan Bank of Indiana, and Intend Indiana is building 11 new construction homeownership units on Temple Avenue, between E Washington Street and E New York Street. Community Land Trust
Englewood CDC is working in partnership with Kheprw Institute, NEAR, the City, and other entities to establish Indianapolis’ first Community Land Trust to preserve affordable housing across Indianapolis and provide more opportunities for low-income families and families of color to achieve homeownership. This tool, once deployed, will make a difference in assisting families now to buy a home and preserve that opportunity for low-income families in the future as well.

Owner Occupied Repair
Englewood CDC has historically managed homeowner repair projects in the neighborhood targeted primarily to distressed housing within the Englewood neighborhood and the near eastside of Indianapolis. Grant assistance, however, will be designated for homeowners whose incomes do not exceed 80% of the local median income.
This program has recently transitioned to being housed at the City of Indianapolis. New funding opportunities through the City of Indianapolis will be available in Summer 2024.
